The PDQ MR154 is the Entrance function (ANSI F10) in PDQ's MR Series J trim configuration. It's a step up from the Entry function MR116 - same 12-gauge cold rolled steel case, same lifetime warranty, same 12x BHMA cycle test, same investment cast stainless steel latch and deadbolt - but with a deadbolt added to the function. The MR154 is what the hardware schedule calls for when the main entry needs both a toggle-controlled latch and a keyed deadbolt throw, all in one mortise lock body.
ANSI F10 Entrance: How the Six-Part Function Works
The MR154's function has six components that all operate on the same lock case.
The latchbolt - 3/4-inch investment cast stainless steel with anti-friction tip - operates by lever from either side in the unlocked state. The auxiliary latch deadlocks the latchbolt when the door closes, preventing latch retraction by shimming.
The toggle on the lock case face locks and unlocks the outside lever. When the toggle is in the locked position, the outside lever doesn't drive the latch retractor. The inside lever always remains free.
The key from outside retracts the latchbolt for entry. Additionally - and this is what separates F10 from F04 - the key from outside also extends and retracts the deadbolt. One key, two operations. Turn it one direction to retract the latch. Turn it further or use a second motion to throw the deadbolt. The specific key operation sequence follows the standard mortise key cam rotation.
The thumbturn on the inside extends and retracts the deadbolt from the inside. The thumbturn gives occupants deadbolt control without a key.
The inside lever retracts both the latchbolt and deadbolt simultaneously in a single motion. If someone has deadbolted the door from inside with the thumbturn and then needs to exit, pulling down on the inside lever retracts the latch and the deadbolt at the same time. One lever pull, the door opens - regardless of whether the deadbolt was extended.
Finally: projecting and then retracting the deadbolt automatically releases the toggle. If the inside staff has locked the outside lever with the toggle, a key-holder from outside can throw the deadbolt and retract it, and that sequence releases the toggle so the outside lever is free again. No one needs to physically access the inside toggle to reset it.

MR154 vs MR116: Deadbolt Is the Deciding Factor
The MR116 (ANSI F04) is the Entry function without a deadbolt. Toggle, key latch, auxiliary deadlocking latch - but no thrown deadbolt. The MR154 (ANSI F10) adds the throne deadbolt operated by key from outside and thumbturn from inside. On exterior main entries, building code and security specifications often require a deadbolt throw in addition to the latch. The MR154 satisfies that requirement in a single mortise lock body.
Both carry lifetime warranty and the same MR Series case construction. The MR154 is the correct specification when the hardware schedule shows F10. The MR116 is correct when the schedule shows F04.
