The PDQ MR260 is a Grade 1 extra heavy duty faculty restroom mortise lock with deadbolt and occupied indicator, fitted with J Series escutcheon trim and assembled in the USA. The outside lever is always rigid. Entry requires a key, which also controls the deadbolt: the same key that opens the latchbolt extends and retracts the 1" stainless steel deadbolt. Inside, the thumbturn controls the deadbolt independently, and rotating the inside lever retracts both the deadbolt and latchbolt simultaneously. The inside lever is always free for immediate egress. An indicator on the outside face signals occupied or vacant status. Certified to ANSI/BHMA 156.13-2005 Operational and Security Grade 1. Lifetime limited warranty.
What faculty restroom function means and where it's specified
Faculty restroom function is one of the more operationally complex mortise lock functions because it combines three separate access control behaviors in one lock. From outside, the lever is always rigid and entry always requires a key, which makes it a storeroom-type entry condition for the outside. That same outside key controls the deadbolt, extending or retracting it with key turns. From inside, the thumbturn provides independent deadbolt control so the occupant can extend the deadbolt for additional privacy security without using the lever. Rotating the inside lever simultaneously retracts both the latchbolt and deadbolt, allowing the occupant to exit in a single motion without operating two separate hardware elements.
The occupied indicator on the outside of the door provides a visual signal to people approaching that the space is in use. This is the defining feature that separates faculty restroom function from a standard storeroom or office function lock. In healthcare facilities, educational buildings, government offices, and multi-tenant commercial environments, the indicator prevents repeated door attempts against an occupied, locked space and reduces disruption to the occupant. The MR260 lockcase is 12-gauge cold-rolled steel, dichromated for corrosion resistance. The latchbolt is 3/4" throw, investment cast stainless steel with an anti-friction insert. The deadbolt is 1" throw, also investment cast stainless steel. Investment casting produces a denser, dimensionally tighter component than stamped or die-cast alternatives, which contributes to the longer cycle life. PDQ's MR Series cycle test result exceeds 12 times the BHMA standard requirement and continues. The single-cam design used across all MR locking functions reduces internal part count and contributes to both the cycle life and the field reversibility of most MR functions.
Certifications include UL/CUL 10C listing for 3-hour fire door assemblies on single doors up to 4'0" x 8'0", ANSI/BHMA 156.13-2005 Operational and Security Grade 1, ADA and ANSI 117.1 accessibility compliance, Florida Building Code HVHZ listing (FL21376) for high velocity hurricane zones, Federal Specification FF-H-106C, and a maximum design load rating of 80 PSF on functions with deadbolts. The JW wide escutcheon option complies with UFGS 08 71 00 for federal projects. The lock meets Buy American Act requirements.
Cylinder, keyway, finishes, and door preparation
The standard cylinder is 6 or 7-pin brass in Schlage C compatible keyway. Other keyways are available. Large format interchangeable cores compatible with Schlage LFIC and small format IC options compatible with Best, Falcon, and Arrow are available at ordering. Standard door thickness is 1-3/4". Doors at 2" and 2-1/4" are available as factory special orders. Backset is 2-3/4". The armor front is beveled 1/8" on 2". The struck is a handed curved lip strike; handing must be specified for strikes. Six finishes are available on J Series trim: 605 bright brass, 606 satin brass, 612 satin bronze, 613 oil rubbed bronze, 629 bright stainless, and 630 satin stainless, with antimicrobial coating available on 629 and 630.
